We charge £1600 to gain full planning but this is more than covered by the 10% discount available to registered medical professionals on the purchase of apartments starting at £79,950 (less 10%) for a one bedroom apartment, sleeps 2/4, and 2 and 3 bed apartments at £99,950 and £149,950.

Q:- How much will a Care Pod fully fitted out cost and are there any extras?
A:- One of the reasons we are so successful and the preffered choice year in year out is our pricing policy. When prices are increased they take place in January and are held for the whole of the year. There are no extras. The price quoted is the price you pay and our prices include installation, including groundwork’s.

Rental starts at just £199.00 per week.
If access is difficult we can arrange either to build on site or use a local crane company to provide a quote. The cost of a crane if needed is the only cost that is not included in our fixed price quote
Q:- What if I sell my house?
A:- Your Care Pod or Apartment will have full planning permission. It is just like a bricks and mortar extension although often far better insulated and just as long lasting. It can be sold with the property or you are free to take it with you to your next property. As it is built on a chassis it is possible to move subject to access to a location of your choice.
Q:- How do we construct our award winning buildings?
A:- Most of the work is done off site. In our Modular Factory in Cheadle in Cheshire which is open for inspection weekends. We use modern methods of construction, which we can amend to suit every building project we undertake. We generally use timber or sip frame construction and all our plumbing and heating including the Central Heating boiler is installed and pressure tested in the factory. Our roofing system can be adjusted to suit the planning permission and can be traditional slate tiles or Firestone EDPM roofing with a very long maintenance free life span. Often well in excess of the 30-year warranty.
Q:- External Appearance?
A:- As we mainly finish in the factory the choice of external finish is varied to suit your individual location. We can use Cedar, Larch and other timber claddings. We render in a choice of colours. We can use coloured fascia panels. Powder coated aluminum, steel or zinc. Composite Eco Cladding. Tiles or green walls. And all of these choices are included at no extra charge.
Q:- Will you supply and build an extension?
A:- We have completed lots of extensions Nationwide and we are always delighted to quote if you have a set of plans or apply for planning on your behalf and prepare plans and building regulation plans also. We operate the same transparent pricing policy charging just £1600 for planning permission with no extras and take a 5% refundable deposit. Before building work commences we will agree a staged payment to suit your needs. For an extension there will also be a charge for Building Regulation plans, which we can quote for but will vary with the size of the extension.
Q:- Can you build us a Bespoke Granny Annex?
A:- Yes and we can project manage it from start to finish.
Q:- What about windows and doors?
A:- We offer windows and doors in a choice of thermally efficient aluminum or Upvc. In a choice of colours including White, Anthracite Grey or Black.
Q:- Do I need to get planning?
A:- Every aspect of planning is taken care of by our in house team. If we don’t think planning is possible we will tell you at the outset and surveys and advice is free Nationwide. We have our own in house professional trades and a nationwide team of contractors to cover every part of the UK and Ireland both north and south. Our planning applications are 100%. Our fees are capped at £1600 Inc. vat and fully refundable in the unlikely event planning should be refused. Once we have agreed a final price, which will never change including all groundwork’s and electrical connections we take just a 5% deposit. Stage
payments by agreement and balance on completion.
Q:- How do I pay?
A:- We have several payment methods including rental. We are not finance brokers but options include payments over several years with the option also of adding the cost to a mortgage, which is often by far the cheapest finance option.
Q:- Why is VAT not shown on our prices?
A:- Everything we build is like a house and built to exceed current building
regulations. Factory built on a chassis although we can build on site. As with new build houses the VAT rate is zero although vat is paid on some fixtures and fittings, which we pay on behalf of our customers. The price we quote is the price you pay with no hidden extras.
Q:- Can I change its use?
A:- The internal fit out is easy to change if your needs change. We haves repurposed Care Pods as Apartments and re purposed Apartments as Care Pods. We have applied for planning on behalf of clients and been granted permission to use as a Hairdressing Salons and a Nail Bars and Studios. To work from home as a business.
Q:- What warranty can I expect?
A:- We provide all certification needed to cover every aspect of the work we undertake. Electrical Certificates and all manufacturers warranty. Our insurance backed warranty is for a full 10 years to cover all structural issues and we do any snagging needed free of charge for a period of 2 full years from the date we hand over the keys. Our external composite cladding is mainly 70 years maintenance free but is also covered in our 10-year structural warranty.
Q:- Can I have a bespoke product or am I limited to just 3 sizes?
A:- As a Modular Builder with combined building experience of many hundreds of years our management team have been building and developing around Cheshire and the North West for many years and have successfully developed many homes, extensions, care pods gyms and apartments and treat every single job as bespoke. If you wish to add decking and a balcony for a hot tub or for Airbnb we can manufacture accordingly and quote for the entire job avoiding the need for multiple contractors on site.
Q:- Do you use an Architect for any of your work?
A:- All our buildings are or have been Architect designed in the first instance. We do not charge any extra but as we have very strong working relationships with several architectural practices nationwide we would be happy to introduce you if needed.
Q:- Please tell me what is not included?
A:- We can offer any of the following and they are not included in our fixed price only because interiors are very much a personal choice. Flooring is included but we are happy to upgrade if required. Under floor heating is not usually required because our heating system is very thermally efficient but we are happy to install if required. Ground clearance and decking also we can offer if needed. Window blinds and curtains we are happy to factory fit. Our site survey is free and will point out any additional ground clearance and site preparation that may be needed. There is no additional charge if the site is easy to access and is reasonably level. We normally use a concrete slab, which is included in the price, but are happy to use ground screws if needed.
